Drive by the property. I will not show you the home until you have driven by it. I will quiz you so don't try to make stuff up. |

Call me to make an appointment. I generally show properties on Wednesdays and Saturdays. I recommend that you make an appointment during daylight hours as some of these don't have electricity turned on. I can meet you as early as 5am and as late as 9pm. If you have not done steps 1 and 2, I will not make an appointment. BE ON TIME - I'm a stickler for punctuality. I have other people in front and in back of you so if you are late, you will probably be rescheduled. |

If you like the property and you have the Asking Down, we can get down to business of negotiating a contract. There are 5 variables that come into play:
- The lease period, purchase price, asking down, monthly and rent credit.
All of these are negotiable. I put most of this information on my web siteas a starting point. The important issue here is that you and my partners have to come to an agreement that is acceptable to both parties. I really do attempt to reach an agreement that is fair for everyone. |

A substantial amount of money is required to secure a property. Once contracts have been signed and a major portion of the option fee has been paid, the property will be removed from my web site. |

You Don't Live In Town
The properties you see listed will be gone in about 3 weeks. I recommend checking the about 4 weeks before your move date. I won't show you houses any more than 5 weeks before you move out here - we would just be wasting each other's time.

You will need to drive by the properties you are interested in before our appointment. Sorry folks. Lately, I've had too many people from out of town waste my time. You will get the feel of a house and neighborhood by driving around and looking.
I highly recommend you get a 2007 Thomas Guide at any Walgreens, Save-On, or Rite Aid. This $25 book will save you countless hours of frustration. It's an excellent investment that you will keep you from killing your spouse or significant other. You will be extremely happy that you did. |
