If it were easy, no one would be renting.

If you want to keep your monthly the same, you will live in half the home to escape the rent trap. Here are some basic numbers that show you why you will have to sacrifice to own a home. If you look at the table below, you will notice that it costs WAY more per month to own than to rent. What you don't see is the tax advantages and appreciation benefits of owning a home.

Once you have started renting the $400k home, it's nearly impossible to get your family to move into a $200k home. Your family has already become addicted to the "renting lifestyle" and unless you are departing from the kids and/or spouse, this task is nearly impossible.

Side Note: Your kids don't want to hear about appreciation or tax benefits. It will get ugly when they discover that they are bunking with a sibling. If any/some of your kids are reaching 18, this is a good opportunity to let them know that they will be sleeping on the couch soon. This is cruel but very effective technique to get rid of those moochers I see every week.
