Wouldn't you feel silly if you found something you liked but couldn't do anything about it? How many times do you really go shopping without your purse or wallet? Do you really want to look at properties you can't afford? I am not a time share sales person who will hold you hostage until you buy something. Most of my investors don't buy on their first trip. HOWEVER, it's a good "Boy Scout" principle to be prepared in case you want to. |
Use an Experienced Lendor |
If you have used someone in the past you liked. Perfect - use that person again. If you don't have someone in mind, please use my preferred lendor - Aundrea Beach-Greco. She fulfills her promises and doesn't stick you with a loan you don't understand. By the way, I don't accept kick backs - I recommend her because I can count on her to close a deal on time. |
Use Multiple Approval Letters |
You don't want to bid on a $100k property with a letter that shows you can afford $150k. The seller will just come back and ask for more. |
Paying Cash? |
Prove it. I trust you but my opinion doesn't mean anything. The bank won't accept your offer unless you can prove you have cash. "My uncle will give it to me" or "It's all tied up in bonds" doesn't hold water. Proof is a recent bank statement or a letter (s) from you bank that states you have cash sitting in a specific account at a certain date with a contact name and number. |

Don't Ambush Me |
If you find a killer property, tell me about it BEFORE we meet. There is nothing more frustrating than getting 10 MLS#s on a napkin at the MGM and trying to figure out if any of them are still available. I will be happy to add your picks to our tour OR explain why won't go see a few. Often, these are properties outside the parameters I was given. Recently an investor told me he only want to invest in properties around $150k and then pulled 10 properties out of his pocket listed at $200k. This person wasted hours of everyone's time. Do you really want to waste everyone's time or would you like to get back to the Strip and enjoy a nice dinner? |
Show Me The Skeletons |
Unless you are paying cash, we are going to find out everything about you anyway. The best way to throw away your $5,000 earnest deposit is to conceal a major fact about your financial, marital or job disposition. This is Vegas - there is nothing you can tell me that I haven’t seen before. Think of me as your “criminal defense lawyer” - I need to know the facts for me to save you money and time. I don’t share your information with anyone else and I consider what you tell me as sacred. |
Get Some Rest |
I highly recommend that you come have fun, dance, drink and/or do that voodooo you like to do. However, don't schedule a full day tour at 8am with me when you know you are going to be out late the night before. "Sleep off" the next day and dally around the pool so you are refreshed and ready to rock when we meet. If you seriously want to purchase a deal, you will want to see about 40 and the most we can fit in a full day is about 25. When I'm done with you, you will be exhausted. |
