Investor Checklist
Approval Letter
I may have beaten this dead horse enough... Bring an approval letter or get one from my mortgage broker Aundrea Beach-Greco. Multiple letters are even better just in case you want to pull the trigger.
Digital Camera
Trust me. After property number 28 they will all blend together. I will give some very helpful tips on how to use it to save you money and time. 2 months from now when I tell you that your offer has been accepted, you will be glad you took pictures.
Calendar or Schedule
I don't care if you use PDAs, notebooks, or pink day calendars with tassles. If you don't have a scheduling method, we will have major problems. I don't mess around and neither do banks. I will provide you a notebook with properties, checklists and contracts but you have to manage your time. Nothing personal, I am ex-military and just don't have patience for people with broken clocks. If you have a habit of showing up late, tell me now so I can refer you to someone more tolerant.
Fax Machine
You will cut your wrists if you don't have a functioning "medium" or "large" capacity fax machine. The number of offers, documents and signatures is staggering. If you current fax machine is held together with duct tape, now would be a good time to invest in a $200 fax/copier.
File System or Folder

Unless you are paying cash, you will need to gather these things and put them in one spot. If you are coming to Vegas to meet with my mortgage broker, bring this with you so you can be ahead of the game.

Entire year is best.
Bank Statements
2 most recent months.
Investment Statments
2 most recent months.
ID or Passport
Contact Aundrea if you are not a US Citizen - there are more rules.
Self-Employed
1099s
Entire year is best.
Bank Statements
2 most recent months.
Investment Statements
2 most recent months.
2 Years' Tax Returns
If you have multiple entities, you will need those as well.
Other
Anything that may influence your financial picture. This would include judgements, liens, bankruptcy, divorce, child support and anything else that would be publicly recorded. Hiding this information is just plain silly - we'll find it later and you could lose your earnest money.
