IMPORTANT

We cannot collect money from your tenant unless you contact one of our CPAs and make arrangements to file quarterly taxes. If you don't want to pay quarterly taxes - we offer "Tenant Placement" and "Lease/Options". In that scenario, the tenants will be paying you directly. You must create a US Bank account in order to collect money from your tenant. We recommend Nevada State Bank, Wells Fargo, Bank of America or Chase.

Full Service

We charge 10% of the gross income for the property + 10% over invoice for repairs. Minimum: $80 /month. You must hire our local CPA to setup and file your quarterly taxes. We have 2 to choose from on our recommended professionals page.
You can kick back and let us deal with the headaches.
This method gives you the least cash return for your investment.

Tenant Placement

We charge 75% of the first month's rent.  You get all the monthly income.  Minimum: $500 Optional: $300 for MLS posting > compensating tenant agent.
We are very good at finding quality tenants and you get all the monthly revenue. You have a choice between using your vendors or our for repairs. When you become a client, you get that list.
You get to have all the fun managing repairs. You will be the one coordinating payment and confirming repairs completed.

Lease / Option

aka Rent to Own

 

We charge 50% of the option fee to find a buyer/ tenant who wants a lease with an option to purchase your property. The option fee is determined by you. Minimum $1000. 
This gives you the most cash out of your property as your tenants are responsible for most repairs and they pay a monthly premium. You also get better quality tenants.
There is a 10% chance you can lose money at the back end of a lease/option.
